Checkley Wood with Woburn Lakes

Checkley Wood is the name of a green garden village proposed for the site of former sand quarries east of Heath and Reach in Central Bedfordshire. Woburn Lakes is a world class holiday community planned for the heart of Checkley Wood.

 

Arnold White Estates (AWE) owns the site and is seeking to develop its vision in partnership with Central Bedfordshire Council and other local partners. AWE submitted information to Central Bedfordshire earlier this year and is promoting the Checkley Wood concept through the ongoing Local Plan process.

 

Checkley Wood would be delivered on the site of exhausted sand quarries, without breaking open land that would otherwise be untouched. The new settlement represents a giant leap towards meeting the need for new homes in Central Bedfordshire whilst relieving the pressure to build on untouched green spaces.

Huge investment in infrastructure

Checkley Wood will include a full range of community facilities open to existing and new residents of the area. Plans are at a very early stage, but Checkley Wood will include everything that a new community needs, including schools, surgeries, shops and community spaces.

 

A new garden village will enable a huge investment in local infrastructure, including:

 

  • £4.2million in open spaces and sport and leisure facilities
  • £7.2million in new school places
  • £100million in local provision of reasonably priced housing

 

Our plans include a Heath and Reach relief road, linking to the A5 with the T-Junction of Eastern Way and Mile Tree Road becoming a full crossroads. At the same time, the new A5-M1 Link Road will transform flows in the local area. Taken together, this all presents a unique opportunity to keep non-local traffic out of Heath and Reach and Leighton Buzzard.

 

Checkley Wood will also deliver a Narrow Gauge Link Railway to Leighton Linslade along a historic track bed, which would become a significant attraction in its own right.

A world class holiday community

An exceptional location and abundant natural resources make it possible to put something special at the heart of Checkley Wood. A new garden village presents an opportunity to breath life into the regional tourist economy, whilst also opening access to ecologically rich environments for Bedfordshire residents.

 

Woburn Lakes is our idea for a world class holiday community at the heart of Checkley Wood. Bespoke waterside lodges, available as first or second homes or for short breaks, would overlook a series of serene lagoons set amidst extensive wildlife reserves, including woodlands, open spaces, meadows and wet habitats.

 

Checkley Wood would be within striking distance of attractions, including Woburn Safari Park, Whipsnade Zoo, Bletchley Market and many more.

New businesses, more jobs, strong growth

Checkley Wood with Woburn Lakes would make a significant contribution to prosperity in Central Bedfordshire. Industry standard calculations indicate that delivering Checkley Wood would:

Create hundreds of new permanent jobs in tourist and visitor related businesses;

Support more than 19,000 jobs over a construction period of up to 20 years;

Provide skills training and apprenticeships for 180 people;

Generate £5.7million local tax revenue for spending on services in Central Bedfordshire;

The 4,500 homes envisaged for Checkley Wood would be deliverable over the lifetime of the emerging Local Plan, greatly relieving the pressure on the Council to find residential sites elsewhere in Central Bedfordshire.

Making the most of previously developed land

AWE own 260 hectares of land east of Heath and Reach. This includes quarries that are currently in operation and land that has already been consented for quarrying in coming years. The driving inspiration behind Checkley Wood is the question; ‘what is the best use for this land after the economic potential of the quarries has been exhausted?’

 

Central Bedfordshire is under pressure to identify land for new homes. As elsewhere, this situation is precipitating pressure to build on previously untouched open green spaces.

 

Previously developed land has long been prioritised for development in order to relieve pressure on undeveloped sites – this concept is at the heart of the current Government’s crusade to increase house building.

 

A new settlement or urban extension is needed in Central Beds and Checkley Wood is an opportunity to meet this need without diggers breaking open fresh soil. Plus, with its excellent transport connections, the Checkley Wood site is ideally located for new homes, businesses and infrastructure.
